What to Look For in a Professional Report

The report provided by the appraiser serves as formal documentation for the IRS and the legal system should the value of an item, business, or property come into question.  It is important that the report contain:

 

·     complete and accurate description of the item/property;

·     an analysis of the factors affecting the value reflecting the appraiser’s research;

·     a definition of value appropriate to the type of appraisal;

·     a value for the item/property appraised substantiated by the report analysis;

·     details of the appraiser’s qualifications;

·     a statement that the appraiser does not have a financial interest in the property;

·     signature and date by the appraiser; and

·     confirmation from the appraiser that should it be necessary, he/she would be willing to testify in court.

Education and Standards

All professional appraisers are mandated under the Uniform Standards of Professional Appraisal Practice (USPAP) to follow a strict code of ethics, and will be accredited by a reputable valuation organization.  Every reputable accredited appraiser will provide his/her certification information and you shouldn’t hire someone who doesn’t provide this.
